Vinyl Siding Made Easy

If you want to update the look of your home and give it curb appeal, then you cannot go wrong with vinyl siding. Our guide is intended to educate you on all the aspects of vinyl siding, showing you itīs advantages, benefits and finally giving you step-by-step vinyl siding installation instructions.

Advantages of vinyl siding

First, vinyl siding is made from a material known as polyvinyl chloride, which is quite common in the construction industry. This particular type of siding has the appearance of wood but is available in many different colors and styles. Vinyl siding offers an excellent advantage in that the color goes all the way through the thickness of the panel so if it should become scratched, it would not be noticed.

In addition, vinyl siding works well in all kinds of climates and temperatures, making it perfect for most homes. Then, different from aluminum siding, when a vinyl panel becomes damaged, it can be replaced quickly and easily. Finally, because vinyl siding is hard to burn, should you have a house fire, it would be a slow burn allowing you and your family time to escape. Vinyl siding is also very easy to clean and maintain.

Different vinyl siding styles and colors

Vinyl siding is available in many different styles, which depend not only on the way how you attach the panels on your walls ( vertical or horizontal ) but mainly on the different structures of the panels themselves. In addition to the different architectural styles, vinyl siding panels come in many different colors, with different profiles and a diversity of superficial textures.

If you are interested in adding siding to your home, you will find many options but without doubt, vinyl siding is the best choice. Not only does it wear well, but it also looks the best, burns slowly in case of house fire, single panels can be replaced if necessary, and it comes in many wonderful colors. Since not everyone has the same color or color combination home, you will enjoy the different colors of vinyl siding to match or enhance the look.

Vinyl Siding ColorsCustom Vinyl Siding Colors

Years ago, the choices of vinyl siding colors were limited but today, you will find just about anything on the market and if you cannot locate what you need, some companies will custom make colors. In addition to choosing just one color, you can also go with vinyl siding in various color combinations.

Because some of the older vinyl siding panels faded somewhat, people were careful in the color chosen. However, today’s materials do not fade as quickly, meaning you can now become a little bolder with your selection and not worry about fading.

For vinyl siding, the pigmentation is baked into the panels rather than just being applied to the surface. Therefore, in addition to not worrying about vinyl siding colors, you also do not need to worry about scratching.

Keep in mind that vinyl siding comes in many different qualities so go with the best you can afford and even then, expect that in about five to seven years, there will be slight fading. That means if you need to have a panel replaced, the color may not match. Now, one option is to paint the siding, which some people do.

Therefore, if you want some added style to your home or if you have an old Victorian style home where lots of color is appropriate, you could make the main portion of the house Colonial Ivory but then enhance it with many different colors of vinyl siding such as Mystic Blue or Coastal Sage and Autumn Red.

Frequently Asked Questions

If I get a HomeVerified Report do I still a need a home inspection?
Yes. A HomeVerified Report is for research and due diligence purposes and should not be solely relied upon when purchasing a home. Engaging a qualified home inspector is absolutely necessary when deciding on a home purchase.
Where does the Insurance Data come from?
HomeVerified receives information from hundreds of different insurers and data suppliers from across Canada. This includes both government sources, as well as private companies that have interactions with the resale home.
Can HomeVerified provide additional information about a Claim being displayed on the report?
No. If you have questions or concerns regarding a claim or previous repairs being displayed, we suggest you discuss them with your Home inspector or Real Estate Professional. $0.00 Claims represent a claim that was initiated but either subsequently cancelled and/or resulted in no claim damages being distributed.
Where do the Grow-op records come from?
Grow-op data is continually updated by the HomeVerified team through a combination of public facing websites, extensive database searches and Freedom of Information requests. The grow-op data is also obtained through direct contact with regulatory authorities. Our data is constantly being updated by the HomeVerified team.
How is your Grow-op data different online RCMP and police department registries?
HomeVerified has grow-op registry records dating back to the year 2000. All of our municipal archived records are permanently on file and continually updated. Most online grow-op registries only display records from a very recent time period.
The HomeVerified report isn’t showing any reports of a Grow-Op but I have been told otherwise, why would this be?
NOT ALL POLICE FORCES CHOOSE TO SHARE CLANDESTINE LAB INFO WITH HomeVerified. If you suspect a property of being a former clandestine lab and HomeVerified finds no records of previous clandestine use, you should contact local authorities and inquire directly.
Why is researching past insurance claims and grow operations so vital?
Past insurance claims records can be an important indicator of issues that may still be present in a re-sale home. HomeVerified’s insurance claims reports allows all parties to have a better understanding as to what has occurred in a home’s past – leading to a more informed purchase and sale decision. Grow operations can many times lead to potentially health hazards for new occupants of a former grow-op home.
How accurate is the data in the Report?
All HomeVerified’s sources are accredited and believed to be highly accurate. HomeVerified Reports are an excellent tool to help you in your research regarding any home in the country. When used in conjunction with a qualified home inspector they can combine to deliver you a far more accurate inspection of any home.
How is neighbourhood insurance information relevant and why does it affect me?
When determining Home insurance cost, Insurance companies base their pricing on many factors such as the claims history of the house as well as the neighbouring claims index. A high number of neighbouring claims could affect your cost of insurance. It is good practise to obtain a written estimate of insurance policy costs before moving forward.
My HomeVerified report is showing clandestine laboratory (Grow-Op) occurrence, what should I do next?
Consult with your Real Estate Professional and inquire about additional details directly from your local authorities and municipality.
The School Data being displayed is not the correct school for this address, why is that?
HomeVerified Reports display only the most geographically proximate schools relative to the Report address, which are not necessarily the schools assigned by the School Board for this Report address, as provided by the Fraser Institute. The Fraser Institute ranks only public elementary and secondary schools on a bi-annual basis.

Install a Basement Bathroom

If you are planning to add a new bathroom to your basement, or the basement of a house you are planning to purchase than there are specific requirements you need to be aware of. One problem is how to tap in to the water supply. A bigger challenge involves draining the waste water. Why? Because upstairs toilets have gravity assisted drainage, but depending on the level of your sewer line, a basement toilet might be trying to flush waste against the force of gravity.

Common Basement Plumbing Problems

A common basement plumbing problem can easily illustrate my point. A couple wants to buy an old house, and wants to add a bathroom to the basement. First they need to check the level of the sewer line to know how much the toilet addition is going to cost them. If the main drain is below floor level then well and good. The toilet will clear with the help of gravity just like any other toilet in the house.

Let’s suppose, however, that the house’s sewer line is higher than the basement floor. Now, gravity won’t help clear the bowl. There are two major options. You might want to go with a sewer ejector pump. This will require one 4″ main drain, plus the pump setup, all told an extra 1,000-1,500 dollars to your installation.

Another creative way to allow toilet to flush against the force of gravity problem is a nifty appliance called the “upflush toilet.” This ingenious device, which does just what it says, was invented by Larry Sturm an ingenious plumber Pa plumber.

Basement BathroomLarry was the number one plumber in his plumbing school. Subsequently he developed a knack for solving touch plumbing problems.Today Larry is a registered master plumber, and other plumbers often seek out his advice. Larry’s solution to the problem of flushing a basement toilet against gravity was to invent the upflush toilet. The device is expensive, however it works and has a long life span. Larry personally supervises the sale of his product, which can be found on the web.

Another solution for emptying the contents of a basement toilet against gravity is the basement mini septic tank. A small tank can be installed underneath or in the concrete, and hooked to the sewer ejection pump. It is a troublesome solution because it involves breaking up part of the concrete floor. However, it works, and it is even possible to drain the sink and basement shower into the same tank.

Basement plumbing installation has unique problems, but with multiple solutions. A family wishing to install a basement toilet should do a careful examination, and then chose the basement toilet mechanism which is right for your home.

Hire a Professional Tiler

If you are faced with the prospect of having a tiling job done in your home or business, be it floor tiling, wall tiling, tiling repairs or simple regrouting tiles the worst thing you can do is employ the services of unprofessional, fly by night tilers.

You will already be able to establish if you are dealing with an industry professional while still in the quotation phase. Any decent tiler will most likely carry a portfolio of their tiling work so that you can judge the quality of their work.

It is worth bearing in mind that should you decide on the wrong tiler for the job, it could prove to be a very expensive mistake. Despite the inconvenience of being left with a poorly completed job, the prospect of having to replace ruined tiles and paying for a plasterer to re-plaster walls or floors does not even constitute thinking about. Finding the right tilers the first time round will save you lots of money and hassle.

Hire A Professional Tiler

What to Look for when Hiring a Pro

In addition to a portfolio, a professional tiler will be able to provide you with numerous references from previous jobs they had performed. You will find many online portals which offer review sections where you can investigate tilers and other tradesmen on work they have completed.

There you will find all you need to know in order to make a well informed decision about various tradesmen. It might be possible that the tiler is not registered on any online portal and then that avenue will not be a viable pursuit.

The tilers you decide on should have an eye for detail easily be able to identify the slightest imperfection on every tile. This is another aspect which you can verify with past customers and previous jobs. Grout and tile adhesive not cleaned up and left to dry in the wrong places can lead to a horrible mess.

That’s why the tilers you choose should know to continuously clean up after themselves and hold their work stations clean and tidy.

Questions to ask your Pro

Questions worth getting the answer to before you make a final decision as to which tiler you’ll use include:

• A detailed outlay of how many tiles will be required, as well as any other materials needed
• What time frame are you working with? (Ascertain how long before the area will work after work is finished)
• Take the time to follow up on references and reviews for past jobs completed
• Study the tiler’s portfolio of work
• Will the tiler be able to provide you with a written quote for the job?
• Find out what guarantees on workmanship will be provided, and get it on paper

It is obvious that there are many aspects and factors to take into account when shopping around for tilers. By taking the time to do your homework thoroughly, you will be saving yourself from potential devastation and a lot of expensive headaches.

Importance of Property Valuations

At the time buying or selling real estate, among the first determinations that must be made is a property valuation. This is key to purchasers paying fair price for a property and sellers receiving fair market price in exchange for a particular property.

Aspects that Determine Property Value

The value of any given property is generally assessed via the expert services of a certified real estate appraiser. A number of aspects are considered while determining Property Valuations for residential as well as commercial real estate.

Two of the key factors which are used in deciding the value of a property are the locality and the condition of the property. The value of recently sold properties in the neighborhood is one other influential factor. Soon after assessing the value of property, the appraiser provides a report or a written summary to the client which states the appraisal of the property.

In the process of financing on a property, the written appraisal report is important. It is important to understand that property valuations are not restricted in any respect to real estate. These areas involve splitting the assets in a divorce, doing estate planning and taxation related issues.

The resulting identified value or market price of any type of property is regarded as the value an item or property would get in a totally free and open marketplace. Valuations may also be used while determining insurance related issues.

Property ValueReal Estate Appraisal Standards

In the matter of real estate the appraisal is generally estimated on a professional inspection of the property. The home inspection helps in producing a more accurate and fairer appraisal. In accordance with the current law appraisers of property should be accredited and licensed by the state within which they want to work.

These standards play an important role in ensuring consistent property value determination. Many respected appraisers belong to one of the many professional establishments focused on maintaining industry standards at the greatest levels.

American Society of Appraisers is one such organization. In recent times this organization has been absorbed by another appraisal organization known as the National Association of Independent Fee Appraisers. Possibly the most widely acknowledged professional real estate appraisal institution is the Appraisal Institute.

This organization divides it appraisers in two categories namely residential appraisers and commercial appraisers.

No doubt that real estate is the biggest investment that an individual can make. At the time of buying or selling the property, it is important to know the reviews and the real value of estimate of the value of that property.

Professionals who are responsible for determining this value are a significant part of the buying and selling process. One cannot see if one is getting a fair deal or not if an accurate value has not been established prior to the property deal.

Building Inspection

What is a pre-purchase Building Inspection?

A visual inspection of all accessible areas of the building, it will inform you about major structural defects and smaller maintenances issues that can have an effect on the structure over time.

Why should I have a building report regardless age of the property?

I have found over the years that significant defects or maintenance issues are present in most buildings inspected whether old or new after years in the building industry. I have gained valuable practical knowledge over many years that I use to identify even difficult hidden defects.

Old Pipes

Can I be present during the inspection?

Yes, you’re encouraged to be present for your inspection if this fits your schedule, this enables you to observe the inspection process, to have any questions answered first hand or voice any concerns you may have so that the inspector may address them.

Why can’t I just inspect the house myself?

If you possess the expertise and knowledge necessary to examine all of the complex systems that make up a house, then there is no technical reason why you cannot do it yourself. Most of us, however, do not have this expertise.

That is where a certified building inspector comes in. They provide the expertise you need to help you make an informed decision. And even if you do have the expertise to do the job yourself, it’s still not a bad idea to have an independent third party perform a completely objective and unbiased examination of the property.

How long does a Building inspection take?

It depends on the size and style of the property generally the inspection process can take anywhere from one to two hours.

Should new houses be inspected to?

Absolutely! New houses have the potential to carry with them their own unique variety of problems ranging from work that was accidentally omitted during construction, to defective factory components.

Is the roof space inspected too?

Yes, your inspector will inspect the whole roof space, as long as there is enough clearance to get in and out.

Does a building inspection come with a warranty or a guarantee?

No. An inspection is a written professional opinion of the condition of the property at the time of the inspection and the inspection itself is limited to what is visibly accessible at the time.

Can call to clarify something after receiving my report?

Definitely it’s important before the finalising of a contract that you fully know the condition of the property.

First things first—get hold of your bank. Inquire to them whether or not they can finance this venture or if you are qualified to get a loan. You have to strictly set a budget for this investment; otherwise you may end up with just your dream house’s skeletons.

Choose an architect and a builder. Discuss the floor plans, expound on each detail that you want to see by the end of the construction phase. You may also bargain as to when you need to have your whole family settled in.

Surely, you have to make sure these persons are trustworthy and of good intentions of helping you without getting as much cut as they can. In this phase of building your own home, you also have to include in your budget the furniture, fixtures and landscaping expenses that you may incur.

Once construction has commenced, you will need to get in touch with your architect and builder habitually to check how things are going on in building your own home. You may also need to see the improvements on a regular basis to make some last minute changes with your flooring plans, and other stuff. When the construction phase ends, you need to obtain a permit to occupy the newly constructed house and from there, you can start doing the interiors.

Buying Land for Construction

Buying Land for construction is one of the first steps in home building. In this article I would like to give you some ideas on how to locate the land you need.

Buying Land for Construction

If this is your first home building experience you need to take some time to think about what type of land you would like to build your new home on. Do you want your land in a rural setting or do you want to be close to all the amenities that the city offers.

Land for Construction

Land close to the city is more expensive and harder to come by than rural property. This leaves you with some important choices. When we built our last home we wanted to be as close to a major city as possible for work, and still get the best land price we could at the same time.

What I would suggest is taking the time to explore the area you are interested in thoroughly. If you want maximum appreciation of your property you should start looking for land in the direction of growth.

Cities and Towns grow along major traffic arteries such as interstates, or state highways. This is a great place to start your search for available land. Get in your car and explore the areas that appeal to you. Take a camera, and take pictures of the land that you are interested in. Make notes that you can review later, so you can make an intelligent decision.

A good realtor can help you speed up the process. Choose a realtor that specializes in land in your area. I have included a realty services below that can help you find a realtor in your area.

Below you will also find the most extensive database of available land that I have ever seen. This can help you speed up your land search also.

Land Lister

One last piece of advice. Once you have narrowed down your search to three or four pieces of land take the time to check out the traffic patterns during rush hour. We actually drove to and from or land during morning, and evening rush to make sure the traffic was acceptable before we bought it. Of course this only applies to those of you that live near a Metro area.
